Additionally our managers regularly update their knowledge regarding legislative requirements.
General services provided in the field of property management include, but are definitely not limited to: -
- Collection of rents and outgoings
- Regular property inspections and reporting
- Arranging repairs via qualified tradespeople and ensuring upkeep of the property is maintained
- Ensuring all contractors comply with any relevant Workplace Acts and have relevant insurances
- Payment of contractor, body corporate levies, council rates and other charges
- Regular review of contractor performance
- Payment to Lessors on a regular basis i.e. weekly, monthly to suit Lessor’s requirements
- Co-ordinating lease extension documentation
- Facilitating electronic banking for collection and disbursement of available funds
- Co-ordinating the preparation of all leases
- Operating within the Retail Tenancy or Property Act
- Ensuring compliance with lease agreements
- Arranging all lease reviews. Option and review dates system in place
- Co-ordinating with all Body Corporate Service organisations
- Representing Lessors at Body Corporate meetings if required
- Preparing all annual “Estimates of Outgoings”
- Co-ordinating the preparation and distribution of Audits
